Job DescriptionDescription/Job SummaryThe Property Manager is responsible for the oversight of efficient operations and day-to-day activities of the property management office. This includes the administration and implementation of policies, procedures and programs to ensure a well-managed, well-maintained property, positively responding to the tenants' requests and concerns, preparing annual budgets, project management and other items as required. Responsibilities/DutiesFinancial Functions: Ensure that all financial operations are under compliance with lease terms. Budget operating capital expenditures as well as participate in strategic planning. Prepare annual budgets, forecasts, management plans, monthly performance reports and variance reports for assigned buildings and functional areas. Manage the timing of escalations, collection of all rents, and actions taken to lease available space within the building. Prepare budgets for tenant improvement projects. Work with General Manager on capital project work and operating expense control. Complete vendor payable processing and other ad hoc projects. Operations: Supervise on-site management employees to ensure optimum performance. Oversee projects related to the renovation and remodeling of tenant spaces, working with contractors and tenants to ensure desired outcomes are achieved in a timely and efficient manner. Provide proper tenant relations for tenant services, alterations and construction work being done in the building. Respond to tenant requests and coordinate with maintenance staff in a courteous and timely manner. Serve as a mentor to the Assistant Property Manager. Contract for vendor services and supervise performance of contractual obligations. Manage contract services and monitor contractor performance. Demonstrate commitment to customer service by pursuing positive relationships with tenants. Preferred ExperienceDESIRED/PREFERRED QUALIFICATIONS:Bachelor's degree in Real Estate, Accounting, or Finance preferred. Minimum five (5) years of relative commercial property management experience. with MRI, Workspeed, Realogic and Microsoft Office. Knowledge of lease structures and content, tenant improvement construction and capital project management. Ability to work days/hours required to perform all assigned job functions. Ability to travel as required. Pro-active work ethic with a willingness to learn and a passion for working in commercial real estate. DESIRED/PREFERRED COMPETENCIES:Demonstrated ability to maintain accuracy and attention to detail across all responsibilities and tasks. Ability to work within a fast paced and dynamic environment. Strong partnership and leadership skills to successfully work on efficient and effective teams. Demonstrated strong organizational skills to permit multi-tasking.
