Were looking for an experienced, savvy, Property Manager for The Arbors, a 256 unit community in Southwest Forth Worth. Qualified applicants must have a professional image, 4 years current experience as a Property Manager, be goal oriented, and have outstanding marketing, customer service, and team leadership skills. Your primary responsibilities include motivating, supervising and training your team, producing the highest possible net operating income, implementing cost:control and revenue improvement programs, maintaining the physical asset in excellent condition, overseeing all onsite administrative processes, develop and implement sales / marketing plans and the annual operating budget.
Professional Experience and Skill Requirements :Four years current experience as a Property Manager, Intermediate knowledge of MS Word, Excel, and Outlook. Excellent organizational, written and verbal communication skills. Proficient in One Site and Blue Moon software. This position requires you to work flexible hours/days. Verifiable references are required and a background check will be performed which includes criminal and credit. Pace Realty Corporation is an Equal Opportunity Employer. Responsibilities:
:Maintain excellent customer service relationship.
:Achieve the highest possible net operating income through the implementation of effective cost control and revenue improvement programs.
:Establish and implement leasing goals, while managing an effective lease expiration program.
:Analyze operational information for impact on NOI, identify trends and recommend appropriate strategies and adjustments.
:Develop yearly annual operating budgets on time. Accurately prepare and provide all back up bids and related reports to the budget.
:Manage a highly skilled on:site team with effective recruitment, training, motivation and development programs.
:Effectively monitor rental payments and delinquencies.
:Evaluate and recommend changes on rent/pricing strategies, and ensure websites and printed material are accurate and update to date.
:Effectively show, lease, and move in prospective residents; implement methods to ensure sales associates achieve the highest standards with shopping report scores.
:Implement programs for resident retention, lease renewal programs, service request follow:up.
:Effectively maintain product knowledge of community and competitive communities through consistent evaluation of market conditions and trends. Ensure leasing staff develops similar knowledge.
:Direct efforts to implement sales and marketing plans which effectively maximize rental income and result in high occupancy
:Oversee Maintenance and Preventative Maintenance program as well as monitoring service request turnaround and ensure the responsiveness of the maintenance staffpany Description:/h3:
