The Building Engineer applies basic technical skills in the repair, maintenance, and installation of machines, tools, and equipment, and in maintenance of buildings, grounds, and utility systems of GM Financial Corporation.JOB DUTIES:Completes job or work orders as directed by Facility Manager. Performs repair, maintenance, and installation of machines, tools, and equipment to ensure continuous operations.As part of new hire structure, is responsible to complete and document training aimed at familiarization of job duties required to become active part of engineering team. This will include proven knowledge of operation and location of emergency panels, generator operation, chiller logs and work order system.Participate in all in house safety meetings within engineering department. Works under direction of Assistant Chief Engineer to direct operation of and maintenance activities on utility systems to provide continuous supply of heat, air conditioning, and utility power. Participates in development of preventive maintenance program in conjunction with engineering staff. Reviews production, quality control, and maintenance reports and statistics to plan and modify maintenance activities. Participates in planning, development, and presents new methods and procedures designed to improve operations, minimize operating costs, and effect greater utilization of labor and materials. Requisitions tools, equipment, and supplies required for operations, and conduct periodic inventory of same following the GM Financial policies and procedures. Participates in training and indoctrination of workers to improve work performance and acquaint workers with company policies and procedures, including safety regulations (OSHA, etc.). Confers with Assistant Chief Engineer to resolve maintenance problems and recommend measures to improve operations and conditions of machines and equipment. Assists in preparation of department budget.OTHER IMPORTANT DUTIES: Perform other duties as assigned or needed. REPORTING RELATIONSHIP:Reports to: Chief EngineerDirect Reports: NoneKnowledge: Working knowledge of computers and various software for word processing and spreadsheet preparation; energy management systems. Begin training to acquire working knowledge of complex commercial maintenance procedures. Begin training with goal to obtain Certification of Refrigerant Handling. Skills: Ability to read, analyze, and interpret general technical procedures or governmental regulations. Ability to write reports and business correspondence. Ability to effectively present information and respond to questions from groups of managers and clients. Ability to understand and communicate effectively in English to tenants, vendors, clients and employees. Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals. Ability to solve practical problems and deal with a variety of concrete variables in situations where some standardization exists. Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form. Ability to work independently following proper training.Experience: High School Diploma. WORK CONDITION:While performing the duties of this job, the employee frequently works near moving mechanical parts. Must be able to move throughout the property, including up and down ladders and stairwell. May occasionally be exposed to machine noise and inclement weather conditions. The employee occasionally works in high, precarious places and in outside weather conditions and is occasionally exposed to fumes or airborne particles, toxic or caustic chemicals, and risk of electrical shock. The noise level in the work environment is usually moderate to loud.
