Job DescriptionJob Title: Construction Manager Exemption Status/Test: ExemptReports to: Executive Director of Operations Date Revised: 7/13/2017Dept./School: Operations Pay Grade: Admin 6 NOTICE:12 months/260 days per year. Salary is at Administration Pay Grade 6 on the CISD Compensation Plan on a Non-Chapter 21 contract. PRIMARY PURPOSE:To oversee construction projects through planning and coordination with district staff, CMAR, architects, engineers and others as necessary. EDUCATION, TRAINING AND EXPERIENCE:A' . BachelorA cents € (TM) s degree in Construction Science and/or Architecture and/or Engineering and/or Construction Management preferred; or other related fields of study considered.A' . A minimum of five years verifiable experience as construction superintendent may be substituted for the degree requirement.A' . Two to Five yearsA cents € (TM) experience managing projects in general contracting or an architectural setting.A' . Estimating and scheduling experience.A' . Excellent professional written and oral communications skills, with the ability to make effective and persuasive presentations to the Board of Trustees, administration, parents, and tax payers.A' . Proven ability to maintain, manage and prepare reports.A' . Ability to use various computer software including Construction Project Management Software, Microsoft Office Suite, Adobe Reader, Acrobat, AutoCAD, REVIT or other BIM software. REQUIRED ABILITIES AND SKILLS:A' . Review plans, inspect construction projects, and make recommendations relating to adherence to construction documents, specifications and contractual requirements.A' . Provide written reports to District officials as needed regarding construction activity and project status briefings for all projects, at all stages.A' . Manage production of contract documentation and administer contracts including correspondence, plans and specifications, approval documentation, notices of changes, change orders, contractual notices and invoices.A' . Serves as district liaison with architects, consultants, contractors, municipal authorities, and school administrators to ensure that the interests and needs of the school board are reflected in the final project.A' . Carry out daily field reviews of contract progress to ensure general conformance with the contract documents and prepare weekly progress reports.A' . Ensure satisfactory contractor performance, timely project completion, and compliance with authorized budget controls.A' . Provide computerized financial record keeping of ongoing projects by reviewing invoices, preparing and maintaining detailed project cost reports.A' . Review architects and contractors submitted payment applications for proper payment.A' . Conduct field investigations and make recommendations in connection with planning, design, construction, change orders, design modifications and contract administration.A' . Work collaboratively to serve as liaison between campus principals, architects, engineers, consultants, and departments to review, and finalize project plans, drawings, schematics, and specifications.A' . Monitor job site workmanship per contractual requirements on a daily basis.A' . Review contractor requested progress payments.A' . Identify problems, draw conclusions and problem solve as needed. GENERAL STATEMENT OF RESPONSIBILITIES:A' . Meet and confer with appropriate officials in the State, County and City Government and make professional recommendations to ensure compliance with laws and regulations governing financing, planning and construction of school facilities.A' . Work with design standards, and assist with FF&E coordination. Facilitate technology infrastructure and implementation programs.A' . Maintain coordinated services/responsibilities plan with project/construction managers design professionals and construction contractors.A' . Provide accounting and critical issue reporting to the district as required for all related projects.A' . Represent CISD in progress review meetings regarding projects.A' . Conduct on-site inspection of construction projects to verify conformance with construction documents and programs, including but not limited to, material testing, overhead inspections, air-balancing, fire inspections, and conformance to Technical Design Specifications.A' . Work collaboratively with district personnel and General Contractors to supervise warranty correction work, conduct walk-through inspections, and make final warranty check prior to end of warranty periods.A' . Respond to after hourA cents € (TM) s emergencies as needed.A' . Verify compliance of final close-out procedures for the general contractors, engineers, and job order contractors (ie, new schools, additions, renovations, demolitions, and hazmat).A' . Work environment may include rugged terrain, wet, muddy conditions.
