What's it Worth?
- On the MLS in the last 90 days, there was only 1 sale in the same subdivision (Heritage Heights Addition) and a 1,308 square foot house sold for $93k--which is $71.79/sq foot. This is significantly smaller than the subject property and it is a HALF DUPLEX so it does not make a good comp. If you go out 365 days and .25 mile in this same subdivision, you get some better comps. I think the best comp is MLS # 13614022, which was built in 1979 (3 years older than our subject property) and is a brick 3/2/2, 1,951 square foot (similar to subject property) that sold for $172,900 on 8/8/2017. It went for $88.62/sq ft. So, at a measly $85/sq foot when fixed up, that'd value this property at $157,250. So we'll put the ARV at $155,000 to be conservative.
